            Notes Regarding Rental Rates:

            • Rates do not include cost of food or beverages, nor taxi fare when staff needs to make shopping trips.
            • Your rental rate is guaranteed only when we receive the agreed-upon rent in our bank account. Villa Tranquia reserves the right to change any rental rates at its discretion.

            Gratuities:

            Rates do not include gratuities for staff. Tipping of the employees is strictly voluntary although customary in Mexico. The amount one tips depends, of course, on the quality of the service received, number of guests, the length of the stay, etc. We are often asked how to tip and have established a guideline that may be of help to you. It is customary for each guest to pay a "propina" (gratuity) of $3 to $5 USD to each staff member per day, on the last day of your stay For example, each guest pays somewhere between $18 to $30 to each staff member for a week’s stay assuming excellent service ($3 to $5 x 6 days, as staff normally does not work on Sunday).

            Rental Policies

            • No Smoking
            • No pets unless pre-approved by management
            • Number of Guests - The number of guests allowed will be confirmed at the time the reservation is made. Further, the maximum number of guests is ten, unless we make a concession at the time the reservation is made and additional rent is negotiated and paid. If more than the agreed-upon number of guests arrive unexpectedly, they will be subject to a charge of $50 each, per night.

            Deposit Policy:

            • 50% of rental cost is to be paid within three days of reservation to hold requested dates. We will send you instructions concerning mailing, wiring or deposit of money to our account.
            • All reservations must be paid-in-full 60 days prior to check-in. We reserve the right to treat any confirmed booking as cancelled if the payment schedule is not met. An extension may be requested.
            • Security deposit of 20% of total rental, minimum USD $500.00, required to be included with the final payment. To be refunded no later than two weeks after check-out.
            • A valid credit card is to be provided but not charged unless required, as described below:
              • a. cure Guests' default in payment of rent or other sums due;
              • b. repair damage, excluding ordinary wear and tear, caused by Guest or Guests’ Guest;
              • c. replace or return personal property;
              • d. payment of all phone calls (other than local calls).
            • Owner shall furnish Guest an itemized statement indicating any required amount to satisfy the above.
            • Guest' credit card provided as security deposit may be charged to satisfy any amounts owed as a result of the above.

            Cancellation Policy:

            • All cancellations are subject to a US $250 cancellation fee if the deposit has been received and the rental receipt sent.
            • The deposit less the $250 cancellation fee is refundable if the cancellation is made 60 days prior to the arrival date. Cancellations made less than 60 days prior to the arrival date are refunded only if the villa is subsequently rented for the canceled dates.
            • Cancellations made less than 60 days from the arrival date (90 days for Thanksgiving, Christmas and New Years) will forfeit full rent unless the Villa can be re-booked at equal or greater amount less the USD$250.00 cancellation fee.
            • All cancellations must be received in writing.
